As a general rule of thumb, a good occupational density rate for conventional offices is between 80-100 sq ft per employee. Meanwhile, serviced offices’ occupational density rates tend to range between 40-60 sq ft per employee. The main reason for this difference is that conventional offices require occupiers to incorporate spaces such as meeting rooms and break-out areas within their demise, however serviced offices benefit from shared meeting rooms and break-out spaces. This often means that serviced office occupiers will have just their desks and decorations within their private demise.

As a result of this, serviced office providers measure their offices based on the number of desks an occupier requires rather than on square footage. For instance, a 20-desk office will be between 800-1,200 sq ft depending on the serviced office provider.
