Serviced offices are fully fitted and available to occupiers on an almost immediate basis. Serviced offices are available via licence agreements on an all-inclusive monthly rate. In this blog CORE Working will outline what exactly is included in the all-inclusive rates for most operators.
Rent – The rent for serviced offices is based upon desk rates rather than the square foot rate as seen in traditional offices.
Business Rates – Business rates are charged on non-domestic properties fixed by the government and collected by the Local Authority. Unlike conventional offices, business rates are typically included as a part of the rent for serviced offices.
Service Charge – Service charge costs are usually always included within the rent of a serviced office. Service charges typically cover the general maintenance, repairs, and insurance of a building, as well as services such as the cleaning of common areas, central heating, lifts and lighting.
Utilities – Utilities such as water and gas will also be included within the monthly rate and taken care of by your serviced office provider.
Cleaning – The cleaning of your own dedicated office or desk in a serviced office will be included in the monthly rent. The frequency of how often these services will be provided typically varies based upon the size of your dedicated office and between serviced office providers.
Fit out and Furniture – Serviced offices are fully fitted with furniture and ready for occupiers to move into on an almost immediate basis. This makes serviced offices a great solution for occupiers looking to keep their CapEx costs to a minimum.
Meeting Rooms / Breakout – Serviced offices can often work out as a more cost-effective solution for occupiers due to the communal areas within the buildings. Shared meeting rooms and break-out areas mean that occupiers will typically require less space, which can mean less rent to pay! Most serviced offices will provide an allocated number of meeting room credits per month for occupiers to hire meeting rooms on an hourly basis.
IT and Internet – The majority of serviced offices will provide high speed internet and IT within their rates. If your business has any specific IT or internet requirements, there will also be an option to upgrade these services at an additional cost.
On site support – Most serviced offices will have a reception management team to assist you with any queries or to greet visitors and accept deliveries. There will often also be a dedicated technical support team on hand to support you with your operations.
Printing and photo-copying – The majority of serviced office operators will provide free or discounted printing and photocopying.
Tea and Coffee – Often serviced offices will provide tea and coffee in the communal kitchens for no additional charge.
Broker Fees – The great news with serviced offices is that brokers fees are paid by the operators. This means that CORE Working’s services are not of any additional charge for serviced office occupiers!
Serviced offices are a great option for occupiers looking to move quickly or avoid the hassle and costs associated with a conventional office move.
